Our stunning, single-level, 92 place early learning centre is now in project management phase
The original Werribee subject site had a planning permit for a 130 place childcare centre, it was on the market for over a year with no movement. The Client was considering purchasing the subject site for the development of a childcare centre and wanted to specifically understand the market supply and demand, demographics, construction cost estimate and realistic rental and lease terms for the subject site. Within four weeks of Mollard Property Group managing the project, we assessed the site and completely re-designed the centre for 92 places. We created a vastly
more marketable and appropriate centre for the location and demographic. We completed a Site Suitability Analysis to ensure the right amount of children for the market demand was achieved. Once doing this, we had the site leased within two weeks to a viable tenant before the contract of sale going unconditional and prior to the town planning process.
The Werribee centre boasts a beautiful architectural child care centre design, located within a highly populated residential area. Benefiting from close proximity to local primary schools and Werribee City Centre with access to over 460 businesses.
