These are flexible dual loan structures that provide mortgage finance to property investors who are permanent New Zealand or Australian residents. These facilities maximise your advantage in regards to currency and the interest rate differential. Generally whichever country has the stronger currency, or lower net interest rate, will determine the country in which the maximum borrowing should be made. We can introduce you if required to finance brokers who are licensed to offer these finance facilities.

Taxation

When investing in property it is important to ensure you are set up correctly for tax. There are a few high quality legal and accounting advisers in New Zealand that have specialist knowledge in this area of Trans Tasman property investment and will ensure your affairs are in order. If required, we can introduce you to taxation and accounting advisors who have demonstrated sound skills in this area.

Melbourne; A Dynamic Economy

Queensland benefits from its outstanding financial position, with economic growth rates consistently exceeding the rest of Australia. Queensland's economic growth forecast for 2005-06 has been upgraded from 3.9 percent (in its September quarter Outlook) to 5.1 percent (in the December Outlook). Australia's national economic growth forecast has been downgraded over the same period, with Queensland's economy forecast to grow 2.4 percent over the national figure.

An increasing population and strong economic growth have sustained our high job creation rate. Up to April 2005, Queensland recorded an annual job growth rate of 6.4 percent, which is almost double the national rate. In the December 2005 quarter, Queensland's trend unemployment rate was 4.9 percent compared with the Australian average of 5.2 percent.

Enviable Lifestyle and Climate

South East Queensland's enviable climate and cheaper cost of living entice people to come and live here from all over Australia and the world. It is an active centre for premier festival events, arts and culture, with high calibre performing arts companies and touring productions.

The region enjoys a sub-tropical climate with Queenslanders enjoying more winter sunshine and warmth than most other Australian states; in fact, around 300 sunshine days a year! The climate means locals benefit from an outdoor lifestyle with world-class beaches and waterways, national parks, rainforests and tropical reefs.

Affordability

The cost of living in Queensland's capital city, Brisbane, is less than half that of the world's most expensive cities and around 20 percent more affordable than Sydney. House prices are competitive with other states in Australia. Figures released by the Real Estate Institute of Australia in 2005 showed that the median house price in Queensland was $309,000 which much lower than Victoria ($382,000) and significantly lower than New South Wales ($471,500).

More on South East Queensland

In my experience most visitors that come to South East Queensland head straight to Surfers Paradise or Noosa Heads, do the beach, a few theme parks, a heap of shopping, eat and drink far too much or play golf all day and then head home. There is so much more to South East Queensland than the beach, shops and golf courses, though they are as good as any in the world.

For example, right on the Gold Coast you can walk through one of the Worlds best rain forests at Lamington Park, which is a World Heritage Park. Eagle heights on Mt Tamborine offers a great escape just an hour from Surfers Paradise and an opportunity to walk through several art galleries and restaurants in a cool hill top location surrounded by massive gums. Montville in the Sunshine Coast's hinterland is a very special hinterland town, full of art Galleries, cafés, craft shops etc. Maleny is a growing popular country area, worth a look. Travel further on to Kenilworth if you want to experience the best in forest horse riding. Just further up, 25 minutes inland from Noosa is The Amamoor Muster, which attracts 50,000 country music lovers each year. Fraser Island for unspoilt beauty, Stradbroke Island for the best views of Surfers Paradise. Mount Warning just over the border in NSW is a great climb and day out. Eumundi Markets are huge and great fun.

South East Queensland has excellent rivers and waterways that cater for every water sport imaginable. The people of South East Queensland are quite similar to New Zealanders in that they are friendly, open and warm. South East Queensland is out-growing every other region in Australia and will continue to do so because it is a special part of one of the best countries in the world; making its real estate a very worthwhile consideration.
